Our Process


Most people think the first step to building a new home on your own lot is to select or design a floor plan. Our experience has taught us that in order to offer you the best service and to ensure the best experience possible, it’s important to get together first to talk about a few important subjects.

Your Land – For our New Home Consultant to best serve you, he/she will need to know everything possible about your land. For instance, does it suit itself best for a basement, crawl space, or slab foundation? Is it cleared or wooded? Public water and sewer or well and septic? If it requires a septic system, does it perk for a conventional system or will it require an alternative one? Is there an existing home on the land that will need to be demolished? Are there potential shrink swell soils present that may require a reinforced footing and/or foundation? These are some of the things that we will need to know in order to best serve your building and budget needs and to help you choose the best home plan for your lot.

Your Budget and Loan – What is your budget and how will you finance your new home? These seem like logical first questions, believe it or not many builders don’t ask them until it’s too late. We want you to feel comfortable with us and we want to earn your trust. An early conversation about your budget and loan options is a must in order for us to best serve your needs and to direct you towards the right home design, options, and upgrades to ensure your budget is met. We have a few select lenders that we’ve partnered with and we will put you in contact with the one that best fits your individual needs.


After we’ve talked about your land and your budget, we will sit down with you and listen to your needs, wishes, and desires so that your New Home Consultant can offer their professional guidance to help you select a floor plan design that best suits your family’s individual wants and needs. During this stage we will ask a multitude of questions so that we know exactly what you want and how to best design your home.

  • How many bedrooms and bathrooms do you want?
  • Do you want an attached or detached garage and if so, for how many vehicles?
  • We will discuss kitchen and bath layouts, sunrooms, decks and porches, and which exterior elevation you prefer.

During the planning stage, we will submit a set of redlined plans with a list of options and upgrades to our Design Department so they can draw and customize your floor plans and exterior elevations within our advanced design software for your approval. This is a very rewarding part of the process that we know will get you excited and ready to build!

During the planning stage, we will also schedule a Selections appointment with you at which time you will make decisions on all of the fun stuff. Flooring, cabinets and countertops, brick, stone, siding, kitchen and bath fixtures, windows, and many other finishing touches!


Once you’ve designed your home and made your selections it’s almost time to start building. Mitchell Homes will obtain the necessary building permits and we will schedule a pre-construction lot meeting with you for a final review and sign-off on everything just prior to breaking ground. At this meeting, we like to make sure that nothing was missed and that your home and all selections are exactly the way you want them to be built on your land.

Within a few days after the pre-construction lot meeting, your new home will be under construction. We anticipate that the construction will take between 80 and 120 days depending on the home design and weather conditions.

80 to 120 days after we start, you will be ready to move into your beautiful new Mitchell Home on your land!
